Plans approved to demolish Brown Edge sheds and replace them with specialist accommodation

A planning application to demolish a set of large sheds in Brown Edge and construct a purpose-built specialist residential dwelling in their place has been approved by the district council.

The plans, which were submitted to Staffordshire Moorlands District Council by a Mr & Mrs Guest, relate to a site on Newfold Farm, Sytch Road, and sought permission for "Demolition of existing yard sheds and erection of one single storey dwelling."

A planning statement prepared as part of the application explained the proposals in more detail.

It said: "The application seeks planning permission for a purpose-built residential dwelling to accommodate the needs of a family with a severely disabled child."

Discussing the sheds which it hoped to demolish, it added: "The buildings were originally used for farm storage in association with Newfold Farm but have been used for builders' storage for the last 25 years."

It also gave more information about what the new home would include, saying: "The proposed dwelling would form a u-shape. The main family accommodation would be located in the northern section of the dwelling and would comprise of three bedrooms, three bathrooms, kitchen/dining room, living room, playroom, study and utility room.

"The southern section of the dwelling would largely comprise of accommodation to meet the needs of the applicant's disabled child. This section of the dwelling would comprise of the child's bedroom, en-suite specialist bathroom, a carers bedroom, carers bathroom, carers lounge, and a therapy / sensory / quiet room.

"A double garage is also proposed attached to this part of the dwelling. The northern and southern sections of the dwelling would be joined by glass link.

"The proposed dwelling has been specifically designed to help meet the disabled child's individual needs and requirements, as well as the providing the wider family with suitable accommodation that would improve their quality of life over and above the inadequacies of their existing accommodation elsewhere."

It concluded: "The proposed dwelling is a modern, bespoke and specialist property that would significantly improve and enhance the quality of life for the applicant's child and the whole family."

The plans have this week been approved by the district council.

Approving the plans, a report by the district council's planning officers said: "This is a revised proposal for a residential redevelopment of the site. It would not amount to inappropriate development in the Green Belt and would not harm its openness.

"The principle is acceptable and the site is in a sustainable location on the edge of a large village. The final amended proposal with this application would also not harm the visual or residential amenities of the area and has an acceptable design. It would not lead to any other environmental harms or be detrimental to highway safety with the safeguard of conditions."
