Plans approved to demolish garage and build replacement home on this Brown Edge land
Outline planning permission has been approved to demolish a garage and build a new home in its place on an area of land in Brown Edge.
The plans were submitted by a Mr M Blaize and relate to the land on Willfield Lane pictured above.
A planning statement prepared on behalf of the application explains more about what the work will entail.
It says: "This application seeks permission in principle to demolish the existing garage and erect a detached dwelling within the existing garage and garden plot as an infill dwelling between two existing residential properties."
It argues that the development would maintain the character of the area by representing an infill, adding: "By replacing the existing detached garage with a new dwelling, this would maintain the linear development along this area of the village.
"There is sufficient space within the development area for a new infill dwelling and the associated residential curtilage and garden. The proposed dwelling would be similar to the massing and size of properties along this street and not affect the form, layout and character of this part of the village."
Approving the outline plans, a report by the district council's planning officers concludes: "The development would be acceptable in principle as the subsequent Reserved Matters application could comprise a dwellinghouse that is solely located within the brownfield parts of the application site.
"On this basis, the application is recommended for approval, subject to conditions and informatives."
