Plans submitted to convert Biddulph barn into new home

A planning application has been submitted to convert a Biddulph barn building into a home.
Staffordshire Moorlands District Council has received an application from a Mr & Mrs N Dunn for: "Change of use of barn to single dwelling including extension, alterations, parking and hard and soft landscaping."
The plans relate to a barn building at Wragg Hall Farm, Biddulph Park Road in Biddulph.
A planning statement submitted as part of the application explains the plans in more detail.
It says: "This is a full application which seeks the change of use of an existing barn into a standalone self contained dwelling with associated alteration and extensions, provision of parking and amenity space and hard and soft landscaping works.
"The application proposes to remodel and truncate the length of the existing single storey brick extension and to demolish the existing two storey projecting extension on the other side of the traditional stone barn and replace with a slightly longer more linear arrangement.
"A small private garden area, which would be delineated by a drystone wall, would be formed in the agricultural field on the north eastern side of the barn and a parking area provided alongside the north western gable of the building.
"The proposed dwelling would be served by the existing access point which currently serves the application building and main farmhouse off Biddulph Park Road.
" The submitted scheme shows that the application building would provide an open plan kitchen / living / dining space with separate utility room, w.c, snug, store and wet room with 4 bedrooms (two of which would be en-suite), family bathroom and study above."
Arguing that the application should be approved, it concludes: "This proposal represents appropriate development in the Green Belt.
"In addition the submitted proposal is considered to constitute a sustainable form of development in that it involves the re-use of an existing rural building which is considered suitable in physical, architectural and character terms for conversion.
"The proposal adopts a sympathetic approach to the conversion of the building and will not give rise to any material harm to the character and appearance of the existing building or the surrounding area.
"The proposal furthermore will not derive any significant issues in respect of highway safety nor will it be prejudicial to residential amenity."
The district council will have the final say on the plans at a later date.
