Plans approved to convert Biddulph Moor home's swimming pool room into holiday accommodation

A planning application to convert the pool room of a Biddulph Moor home into accommodation for guests staying in the area on their holidays has been approved by Staffordshire Moorlands District Council.
The plans, submitted by a Mr & Mrs Kavanagh, relate to Windsor House at 35 Hot Lane in Biddulph Moor.
A planning statement prepared as part of the application explains that planning permission was granted to construct an extension to the house for a swimming pool room in 1987.
But now that new plans have been approved it looks set to be converted into two, two-bedroom holiday lets.
It says: "This planning application proposes to re-use the building constructed as part of the swimming pool planning consent."
It adds: "It is proposed to create new parking area alongside the existing property to accommodate 4 vehicles for guests."
Arguing that the plans should be approved it concludes: "The provision of the new tourism accommodation represents a more sustainable form of development than the existing use; the small-scale holiday lets will provide an enhanced tourism offer in a sustainable location that can be accommodated without impacting upon the amenities of the area; and will provide an improved building design that will not have a discernible impact upon residential amenities and/or the landscape given the site context."
The plans have now been approved by the district council's planning officers.
A report approving the application concludes: "The Development would not be inappropriate and harmful to the Green Belt. It would be compatible with the Local Plan strategy for the other rural areas. There would be no harm to character and appearance of the area, the living conditions of neighbours, or highway safety."
